A flexible starting point for a home purchase or refinance.
Conventional mortgages are not insured or guaranteed by a federal government program. Conforming loans follow Fannie Mae or Freddie Mac requirements; other conventional loans have different lender rules.
- Requirements depend on your credit, income, assets, property, and loan size.
- Private mortgage insurance is usually required with less than 20% down.
- A larger down payment is one option; preserving cash may matter to your plan, too.

Ask Ben about ConventionalDo I need 20% down?
A 20% down payment is not required for every conventional loan. Ask which down payment options you qualify for and whether private mortgage insurance would apply. Compare the full monthly payment and the cash you would retain after closing.
What should I compare between offers?
Use the same loan amount, term, and timing where possible. Look at principal and interest, mortgage insurance, origination charges, points, lender credits, and cash to close. A lower estimated tax or insurance bill is not a lower lender charge.
What information should I bring?
Start with your purchase budget or refinance goals, available funds, and a summary of your income and debts. Ben will explain the income, asset, and property documents needed for the options being considered.
