USDA Home Loans

Explore USDA Guaranteed Loan income and property eligibility, no-down-payment possibilities, and closing cost considerations.

Purchase financing for qualifying homes in eligible rural areas.

The USDA Guaranteed Loan Program helps eligible low- and moderate-income households finance a primary residence. Both the household income and the property location must qualify.

  • Eligible borrowers may qualify for no down payment.
  • An eligible location does not automatically mean the borrower qualifies.
  • No down payment does not mean no closing costs; ask for a full cash-to-close estimate.

Check the exact property address and household income first.

Ask Ben about USDA

How do I know whether a property is eligible?

Check the exact address using USDA’s eligibility tools. A listing’s description or a general assumption about a town is not enough. Property location is only one part of the review; household income and other requirements also apply.

Is USDA financing only about the location?

No. The Guaranteed Loan Program serves eligible low- and moderate-income households buying a primary residence. Your household income must meet the applicable limits, and the lender reviews the other requirements for approval.

Does no down payment mean no cash at closing?

No. Eligible borrowers may finance the purchase without a down payment, but closing costs and other upfront expenses still need to be reviewed. Ask for the full payment and cash-to-close estimate before deciding how much cash to set aside.
